Building Operator with 3rd Class Stationary Engineer License

Job Description

Reporting to the Facility Manager, the 3rd Class Stationary Engineer/Building Operator will fulfill day to day tasks in a timely manner ensuring that the building operates safely and efficiently. The position also requires compliance with Black & McDonald codes of conduct, health, safety and environmental policies and safe work practices along with any client specific protocol.

Duties & Responsibilities

  • Perform minor plumbing and general building maintenance and repair duties (i.e: drywall repairs, painting, replace washers, faucets, sinks, clear toilets and drains, sumps pits and replace faulty lighting lamps and fixtures within the appropriate guidelines)
  • Perform routine inspection and testing of equipment and building infrastructure to ensure proper operation
  • Provide the necessary support to allow scheduled maintenance and repairs to be carried out on equipment
  • Relamping of lighting fixtures and resetting breakers within the appropriate guidelines
  • Start up and shut down major building equipment such as chillers, pumps, cooling towers, etc.
  • Operate steam boilers, air compressors, chillers, water towers, water softeners, air dryers, pumps and fans
  • Occasionally perform tasks related to the safe and efficient operation of the steam boiler plant including repairs and maintenance
  • Perform water analysis on boilers. Complete daily, weekly, monthly log report
  • Perform shift tours, record and log  the relevant information and report any concerns to the appropriate personnel, fully investigating any issues that arise as required
  • Complete water treatment duties on heating and cooling loops
  • Document air compressor readings, all plant steam produced and consumption, gas consumption. Supply gas forecasts to gas supplier
  • Track and log all gas, water and hydro readings
  • Test run the safety and standby equipment weekly, UPS, generator testing
  • Certify a safe working environment and adherence to all relevant health, safety and environmental policies and procedures by all interested parties
  • Ensure "Toolbox Talks" and other related information is clearly understood and effectively communicated to the relevant parties
  • Make sure that standard operating procedures, planned maintenance activities and any other relevant guidelines are maintained, stored correctly and strictly adhered to with suggestions offered to update as appropriate
  • Ensure the correct and legible completion at all times of any required documentation including timesheets or software based systems
  • Respond to demand and emergency issues promptly, utilising the computerised building automation system or manual systems where appropriate
  • Provide access and assistance to sub-trades as required

Education & Skill Requirements

  • Must possess a  3rd  Class Stationary Engineer certificate or "A" OR "B" Refrigeration class certificate
  • Minimum 2 years of experience in the maintenance and repair of complex building systems
  • Familiar with CMM and preventative maintenance programs
  • Knowledge and experience with building automation systems
  • Must successfully be clear in a security back ground investigation
  • Critical environment experience preferred
  • Strong trouble shooting and interpersonal skills
  • Bending and lifting required; lifting under 30 kg
  • Must be able to climb stairs and to work on a ladder or scaffold as required
  • Basic computer skills
  • Good oral and written communication skills
  • Be available for 24 / 7 on call duty (rotating)
  • Excellent trouble shooting and interpersonal skills, combined with the ability to read blue prints
