Job Description

Position Summary

The Building Operator  is a technical position. Operators will be responsible for general operations and preventive maintenance of buildings, steam plants and associated equipment as required. They may also participate in specific repair work and serve as an assistant to other trades, sub-contractors or colleagues on complex facility related equipment. 


Duties & Responsibilities

  • Daily walkthrough, inspection and condition reporting of all areas of the facility
  • Responsible for the efficient, effective, and successful control of all equipment maintenance, building structures, and property in accordance with approved practices, procedures, and methods
  • Keeping accurate and up-to-date logs and record readings for maintenance and repair work
  • Refer to O&M manuals and drawings pertaining to operating equipment for troubleshooting, operating and safe work procedures for same.
  • Daily Operations of the Technical Systems:
    • Steam generating systems;
    • Reverse Osmosis Plant
    • Abstraction well and water rejection systems;
    • Heating, ventilation and air-conditioning system and associated systems;
    • Plumbing systems;
    • Electrical system;
    • Operating room equipment
    • Fire and life safety systems including, but not limited to, the fire extinguishers, the sprinkler system, the fire alarm panels and nurse callsystem.;
    • Mechanical systems;
    • Patient Entertainment SystemsBuilding automation system; and
    • All other building systems necessary for the operation of the KEMH Acute Care Wing including pneumatic tube transport, medical gas / air systems, and patient entertainment systems.
  • Perform corrective maintenance of the Technical Systems
  • Perform planned Preventive Maintenance of the Technical Systems
  • Emergency response and repair, including emergency service, in relation to the Technical Systems
  • Repairs, replacements and supply of parts and materialsof the Technical Systems (excluding Capital Replacement Items)
  • Establish and maintain an excellent climate of working relations with client, consistent with encouraging improved service and performance
  • Maintenance and repairs to boilers, heating, ventilation systems, air conditioning,compressed air and refrigeration systems and equipment.
  • Troubleshooting, repair and maintenance of electrical equipment including electric motors, electric controls, lighting  and clock systems.
  • Maintain building architectural finishes including wall repairs and painting, window blind repairs.
  • Perform repair and maintenance of lockable hardware such as doors, automatic electric doors, windows, and magnetic keying systems to ensure safety of facilities
  • Perform maintenance and repair of plumbing fixtures and components, piping of various size and type; check plumbing fixtures and replace components such as washers, gaskets, ice machines and filters
  • Inspection, repair or replacement of pumps, valves and related system
  • Hydronic loop water treatment and analysis
  • Conducts general building inspections on a scheduled basis and completes reports and logs indicating any deficiencies including but not limited to lighting, plumbing, mechanical,architectural finishes , nd security.
  • Operates and maintains sewage treatment plant during WWTP operator absences and vacation leave.
  • Responds to or assists with general service requests as instructed by an immediate supervisor and provides timely W/O status updates to the CMMS / Helpdesk teams

Responds to maintenance calls from the Helpdesk for repairs and service and completes assigned tasks in a timely

Education & Skill Requirements

  • Graduation from high school or General Education Diploma
  • Ability to work on a rotating shift basis to maintain 24/7/365 day per year facility coverage
  • Abide by and adhere to company safe work practices
  • Maintain co-operative working relationships
  • A good knowledge of building and/or facilities maintenance
  • Good understanding of plumbing, HVAC, electrical, and mechanical systems
  • Specific trade certificate in Building Operations,operating engineer or general mechanics (millwright)
  • Demonstrated sensitivity to, and respect for, a diverse clientele in a hospital environment.
  • Ability to complete the required safety training including, but not limited to, lock out/ tag out, fall arrest, confined space, WHMIS and CPR/first aid
  • Must be able to safely use hand and power tools common in the HVAC, electrical and mechanical maintenance trades
  • Must be able to perform in a fast paced environment to ensure compliance with response and rectification requirements as per performance agreement.
  • Must be able to be able to clearly articulate written details on work orders and submit all documentation in  a timely manner as per established deadlines.
  • Willingness and ability to successfully complete in a timely manner, Building System training courses as directed by Black & McDonald
