Job Description
The Building Operator under the Facilities Maintenance & Operations (FMO) Division will maintain safe conditions inside and outside of the facilities, performing minor plumbing and electrical repairs, as well as using the computerized building management system.  Conduct mechanical inspection and maintenance of equipment using FMO strategies to ensure continuing operation. Uses experience and technical skills with preventive maintenance and system operations to determine service requirements.

Duties & Responsibilities

  • In conjunction with the Project Manager and the team, plan and execute responsive and planned maintenance in accordance with monitor BAS or facility management system
  • Establish methods to meet work schedules and co-ordinate work activities with other subcontractors
  • Supervise subcontractors
  • Perform basic tours and log readings
  • Respond to tenant complaints
  • Perform light duties such as cleaning, painting, garbage removal, snow removal, HVAC, Plumbing, and other Mechanical duties, assisting sub-contractors technician's mechanics, etc.
  • Build and maintain customer and supplier/vendor relationships to enhance competitiveness in the industry and promote good customer relationships
  • Assist in preparing project estimates
  • Assist in planning and preparing schedules and milestones and monitor progress against established schedules
  • Assist in preparing contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors
  • Assist in developing and implementing quality control programs
  • Represent the company on matters such as business services
  • Prepare progress reports and issue progress schedules to clients
  • Assist in purchase of building materials
  • Review work/contracts/WIP for areas of risk and correct deficiencies

Desired Skills & Experience
  • Available to travel throughout the Lower Mainland
  • Knowledge of Black & McDonald Limited
  • Knowledge and experience in building automated systems and HVAC systems
  • Class 5/4 Power Engineering Certification would be an asset
  • Several years of experience in the mechanical/electrical service industry
  • Construction trade certification plumbing, HVAC, electrical is beneficial
  • Available for Emergency Out of Hours duties if required
  • Clean Class 5 BC Driver's License
  • Must attend and pass Black & McDonald Basics of Supervision training
  • Excellent verbal and written communications skills required
  • Ability to follow written and verbal instruction
  • Ability to work independently with minimal supervision
