Job Description

The Lead Building Operator will be responsible for maintaining safe conditions inside and outside of the facility, performing preventative maintenance and inspections, ensuring regulatory compliance for the mechanical and safety systems that are in scope as well as using computerized building management systems. They will use experience and technical skills with preventive maintenance and system operations to ensure that the facility runs safely, efficiently and that the client receives value from our services. They will also be responsible for supervising and coordinating the activities of employees and subcontractors in the performance of activities related to the maintenance and repair of facilities in accordance with Provincial Health and Safety regulations and Black and McDonald best practices.

Duties & Responsibilities

  • Coordinate, schedule and supervise maintenance and construction activities of staff, contractors and sub trades as required
  • Requisition of materials and supplies
  • Train or arrange for training of workers
  • Ensure standards for safe working conditions are observed
  • Prepare work progress reports and safety related reports
  • Daily inspection of mechanical rooms, fire panel, security systems and DDC systems
  • Ensure that work order requests and PMs are prioritized and addressed in a timely manner
  • Coordinate sub trades to ensure the required work and inspection reports are completed
  • Report deficiencies to management and recommend remedial actions
  • Investigate cause of equipment failure and recommend actions to extend equipment life expectancy/reduce operating cost
  • Coordinate with the facility any tasks that will impact the operation of the facility such as elevator maintenance, electrical shut downs and pool maintenance
  • Ensure that any waste or recyclable materials are disposed of in a responsible manner and protect the environment when planning or performing tasks
  • Monthly/Quarterly inspections, i.e. Janitorial, HVAC system, fire extinguisher, eyewash
  • Replace filters and belts on Air Handling Units (AHU) clean any debris
  • Perform monthly fire pump operational test & generator run and readiness check including fuel level
  • Inspect and clean roof drains, lint trap on dryer ducts, sumps & catch basins, clean strainers & replace water filters
  • Inspect operation of parkade overhead doors & CO detection system and perform basic maintenance and adjustments
  • Maintain pool / hot tub / sauna; check functionality of exercise equipment
  • Monitor & troubleshoot DDC system
  • Install and update signage as requested
  • Perform minor repairs/maintenance duties including drywall/painting/finishes - touch ups & repair, door closers and hardware, light bulbs, plumbing and fixtures, irrigation system
  • Maintain clean and tidy work spaces and mechanical rooms
  • Set up elevators pads for tenant moves
  • Assist snow clearing in critical areas for safety as required
  • Provide detailed responses to tenant request

Desired Skills & Experience
  • Completion of secondary school required
  • 4th class Power engineering certification or trade certification
  • Several years relevant field experience is recommended
  • Strong skills in supervision, negotiation, and problem solving
  • Effective verbal and written communication skills
  • Proven planning and scheduling skills
  • Must have basic computer skills and working knowledge of Excel
  • Formal training in supervisory responsibilities
  • Pool Operator certification is an asset
  • Available for on call standby duties
