Position Summary

Black & McDonald Limited is actively seeking a Project  ManagerThe Project Manager is responsible for managing and maintaining the client facilities, including managing building staff and vendors, coordinating space renovations, and client relationships.  In addition you will ensure profitability through effective planning, management, and development of effective controls and procedures. 

Duties & Responsibilities

  • Manage the total overall operation of the various facilities in the areas of safety, productivity and efficiency to the standards of the contract and to the satisfaction of our customers
  • Manage and coordinate all Utility Building activities (such a boiler, emergency generators, electrical units, etc.)
  • Prepares proposals for additions, deletions and changes to the contract scope as requested by the customer
  • Tracks, analyzes and trends project costs.  Provides accurate invoicing based on the contract type, terms and conditions
  • Schedule, supervise, and monitor subcontracted personnel as needed to accomplish tasks
  • Maintains statistics, prepares justification and estimate manpower requirements; requisition and select qualified employees necessary to perform work
  • Inventories and orders equipment, materials, and supplies for the maintenance department
  • Establish and maintain strong, collaborative relationships with vendors and other third parties to understand challenges and opportunities, ensure timely exchange of information and ensure service level requirements are met
  • Develop and implement policies and procedures necessary to support the Facility
  • Analyze and resolve interior design and space related problems caused by growth and restructuring
  • Oversee expansion and relocation projects to ensure timely completion within budget
  • Interface with internal and external customers ensuring effective communications regarding status and priority of work
  • Reviews and approves all expenditures for materials, equipment, tools, supplies and subcontractors
  • Negotiate contracts, manage performance against budget, and manage relationships with building/property management, supply and service providers, banks and local legal firms  
  • Ensure all Health & Safety and environmental regulations and practices are promoted and followed within the Facility Maintenance Department
  • Develop and maintain an expandable comprehensive maintenance program, which will include training maintenance personnel and establishing an aggressive Preventive Maintenance Program
  • Responsible for solving problems and/or conflicts and maintains open communication with the customer
  • Actively participate in corporate and site improvement programs, develop and implement safety procedures, conduct safety meetings, write reports and maintain related records

Education & Skill Requirements

  • 5 years of Project Management experience in Facility Management or Construction
  • 5+ years in an operational leadership role
  • Must have a strong knowledge of building electrical, mechanical, HVAC and building structural systems
  • Solid experience leading a mechanical maintenance team
  • Extensive experience in maintaining and managing all building services utilizing contractors and in-house staff
  • Experience with industrial building, project management, and hydro/water/HVAC an asset
  • Experience implementing process & procedural improvements
  • Ability to motivate, lead and facilitate a cross-functional work team to achieve objectives
  • Knowledge of local and national electrical codes, National Building Code and National Fire Code are required
  • Demonstrate the ability to read and interpret mechanical drawings, electrical one-lines, logic drawings, and technical manuals
  • Ability to formulate strategies and to put in place work plans to achieve results
  • Demonstrated experience in problem solving abilities
  • Proven track record supervising multiple teams
  • Excellent time management skills, ability to shift priorities on an ad hoc basis and flexibility with working hours
  • Ability to be assertive while maintaining diplomacy and political awareness
