Job Description

‚ÄčThe Building Operator will maintain safe conditions inside and outside of the facility, performing minor plumbing, as well as using the computerized building management system.  They will conduct mechanical inspection and maintenance of equipment using FMO strategies to ensure continuing operation. The building operator will have experience and technical skills with preventive maintenance and system operations to determine service requirements.

Duties & Responsibilities

  • To plan, in conjunction with the Project Manager and the team and execute responsive and planned maintenance in accordance with contract requirements
  • With assistance from Project Manager assess, scope project work, prepare price(s) and complete site works in accordance with project scope
  • Supervise subcontractors
  • Monitor BAS or facility management system
  • Establish methods to meet work schedules and co-ordinate work activities with other subcontractors
  • Perform basic tours and log readings
  • Respond to tenant complaints
  • Perform light duties such as cleaning, painting, garbage removal, snow removal, HVAC, Plumbing, and other Mechanical duties, assisting sub-contractors technician's mechanics, etc.
  • Comply with all company policies and procedures and adhere to company standards and Corporate Policy
  • Build and maintain customer and supplier/vendor relationships to enhance competitiveness in the industry and promote good customer relationships
  • Assist in preparing construction project budget estimates
  • Assist in planning and preparing construction schedules and milestones and monitor progress against established schedules 
  • Assist in preparing contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors
  • Assist in developing and implementing quality control programs
  • Represent company on matters such as business services
  • Prepare progress reports and issue progress schedules to clients
  • Assist in purchase of building materials
  • Review work/contracts/WIP for areas of risk and correct deficiencies
  • Assist in developing and implementing quality control programs

Desired Skills & Experience
  • Knowledge and experience in building automated systems and HVAC system
  • Class 5/4 Power Engineering Certification would be an asset
  • Several years of experience in the mechanical service industry
  • Construction trade certification in plumbing or HVAC is beneficial
  • Must attend and pass Black & McDonald Basics of Supervision training
  • Available for Emergency Out of Hours duties if required
  • Excellent verbal and written communications skills required
  • Ability to follow written and verbal instructions
  • Ability to maintain a professional demeanor at all times with fellow employees and customers
