Building Operator - Royal BC Museum

Job Description

Black & McDonald is actively seeking a Building Operator for a unique facility at the Royal BC Museum site in Victoria, BC. The Building Operator will maintain safe conditions inside and outside of the facility, performing minor plumbing, as well as using the computerized building management system.  They will conduct mechanical inspection and maintenance of equipment using FMO strategies to ensure continuing operation. The building operator will have experience and technical skills with preventive maintenance and system operations to determine service requirements.

Duties & Responsibilities

  • In conjunction with the Project Manager and the team, plan and execute responsive and planned maintenance in accordance with contract requirements
  • Assist the Project Manager to develop cost estimates for required repairs and minor works projects
  • Provide access and operational support to subcontractors performing work on our behalf, verify that required work is completed and report any deficiencies with proposed remedial actions
  • Monitor Building Automation System
  • Schedule and co-ordinate work activities with other subcontractors
  • Perform mechanical rounds and log readings
  • Respond to tenant requests
  • Perform duties such as cleaning, painting, snow removal, HVAC adjustments, filter maintenance, minor plumbing maintenance, general building repair
  • Maintain a professional demeanor at all times with the client, fellow employees and the general public who visit the facility
  • Comply with all company policies and procedures
  • Obtain site information for contracts and service agreements
  • Prepare progress reports and issue progress schedules to clients
  • Request materials and supplies

Desired Skills & Experience
  • Knowledge and experience in building automated systems and HVAC systems
  • 3-5 years experience in building operations
  • Class 5 or higher Power Engineering certification would be an asset but is not required
  • Successful completion of Black & McDonald Basics of Supervision training within 12 months of hire
  • Available for after hours on-call and Emergency call outs on a rotational basis
  • Excellent verbal and written communications skills required
  • Ability to follow written and verbal instructions
  • Ability to maintain a professional demeanor at all times with fellow employees and customers
